Camden Closes the deal on Paces
A Houston real estate company has purchased the more than 30-acre Buckhead apartment complex called The Paces for $39.3 million.
Camden Property TrustbizWatch (NYSE: CPT) last month had The Paces under contract and was moving ahead with closing on the aging apartment complex at 77 East Andrews and Roswell Roads.

A Cousins Properties LEED Neighborhood-Development mixed use, residential-retail complex on Clifton Road across from the Centers for Disease Control and Prevention (CDC). This project will sit on a ground lease from Emory to Cousins Properties Inc., which will build and operate the development.
In addition to helping employees of several Clifton Corridor employers (e.g., Emory, CDC, Children's Healthcare, Druid Hills High School, Ben Franklin Academy) live closer to work, this project will support alternative commuting, neighborhood activity centers and pedestrian-street improvements.
Project Details: 50-acre site rezoned which includes: 25 acres of forest now protected under Emory's land classification plan and the new rezoning site plan. 10 acres of existing development (the Emory Conference Center Hotel and the 1599 Clifton Road facility. 15-acre construction site along Clifton Road that previously included a parking lot and several dozen graduate housing units. The Emory Inn also operates on the site, but in time will be demolished. Approximately 800 residential units (condominium units and apartments are planned). The project will include a portion of reasonably priced housing to allow employees from the above-mentioned Clifton Corridor employers from a lower range of incomes to purchase and rent housing. 93,000 square feet of new street-level retail space.

SCE has moved!
Southern Civil Engineers, Inc. (SCE) a 30 year old Civil Engineering firm, 12 years in Alpharetta just inked a deal to move to 10 Roswell Street, in the Central Business District of Downtown Alpharetta.
SCE chose to be in the middle of downtown because of what Alpharetta was, is, and will be. Location of the corporate office in a walkable vibrant area is important as it reflects our identity, who we are, and our brand. SCE is also very excited about the proposed revitalization of Downtown.

The Buzz About Green

There is a definite boom in interest for green and sustainable building sweeping the industry. Green building began as a special interest group composed of the granola and Birkenstock sect, but it now has reached the main stream in full force. This can largely be attributed to the success of the LEED Green Building Certification Program developed by the U.S. Green Building Council. The USGBC has grown exponentially since its inception in 1993 and the release of the first rating system in the year 2000.
SCE, Inc. came early to the green building dance and currently has 8 projects either certified or in the LEED review process. Southern Civil Engineers has made it a goal for the next few years to promote our expertise in green building and train our employees on the cutting edge tenets of environmental responsibility. Lesson one in green tutelage is making sure everyone understands the basics. Here is the ground floor knowledge base for your green building which can launch your upcoming water cooler conversations with clients and colleagues.
Green Building Defined:
The building industry has a tremendous impact on the environment. The goal of green building is to minimize the harmful impacts of a building throughout the entire life cycle of its existence. The USGBC defines a green design as follows, Green building design strives to balance environmental responsibility, resource efficiency, occupant comfort and well-being, and community sensitivity. As can be gleaned from this definition, the environment includes the human occupants and communities affected by building. The health and well-being of people is equally as important to green building as an endangered species in the downstream watershed. Resource conservation is the corner stone to green building and sustainable design; this includes using recycled materials for construction and use of materials that can be recycled in the future. Conservation also means efficiency in the design of energy systems and the use of water. The drought of 2007 is just another reason why the green buzz is getting louder every year. Finally, the byproducts of building must be considered, be it the waste and trash volumes generated by the use of the building, the greenhouse gas emissions from heating and cooling, or the favorite subject for civil engineers, pollutants and volumes from stormwater runoff. Interestingly enough, light is even considered a harmful byproduct to building.
LEED
LEED is the rating system created by the U.S. Green Building Council. LEED is and acronym for Leadership in Energy and Environmental Design. LEED is a brand name, like Nike or Coke. Most importantly, note that it is LEED, not LEEDS; nothing will identify a green building rookie quicker than using the term LEEDS. (Leeds is a city in England noted for live recordings of rock shows in the 60s and 70s Google The Who Live at Leeds for more information.) LEED, with a suffix such as NC or EB represent different programs. For example, LEED NC is New Construction and LEED EB is Existing Building.
LEED is not the only rating system; there are others, such as Earthcraft, Green Globes and Energy Star. LEED, however, has promoted their product and has captured the attention of designers, owners and building professionals. The LEED program, most importantly, has created a national standard for green building which did not previously exist. It has given validity to a claim to green building. Previously, a developer could implement a few token sustainable or green elements and call himself a green builder. Now, there is a standard; the LEED certification program provides a possible 69 credit points for environmental responsibility in five categories.

4.Materials and Resources Recycling and renewable resources
5.Indoor Environmental Quality People health and comfort
Buildings can be certified as Green with 26 points, Silver with 33, Gold with 39, or the elusive Platinum with 52 points.
